Are You Paying Too Much Land Tax?

If you suspect that you are paying excessive land tax due to an overvaluation of your property, you have the right to request a review of your land value. The timeframe for lodging an objection is 60 days from the date of issue indicated on your Notice of Valuation or your land tax assessment. The final date for lodging an objection is clearly printed on the front of your Notice of Valuation.

How is Land Tax Calculated?

Land tax is assessed based on the total value of all taxable land that exceeds the land tax threshold. This threshold is adjusted annually to reflect the land's value as if it were sold on 1 July of the valuing year.

Exclusions from Land Value:

  • The value of your home or other structures.

  • Encumbrances such as easements, rights of way, caveats, and title covenants.

Inclusions in Land Value:

  • Improvements made to the land, such as draining, excavating, filling, and clearing.

  • The physical effects of work within an easement, such as piping or transmission lines.

Steps for Reviewing Your Land Tax

You may request a review if you disagree with:

  • The land value recorded on your Notice of Valuation.

  • The property description recorded on your Notice of Valuation.

  • The land value recorded on your land tax assessment.

Grounds for Objection

Under Part 3 of the Valuation of Land Act 1916, you can lodge an objection on the following grounds:

  • The land value is too high or too low.

  • Errors in the area, dimensions, or description of the land.

  • Incorrect apportionment of valuations.

  • Land should have been valued separately from other land.

  • Land should have been valued together with other land.

  • Incorrect or missing concessions/allowances.

  • The person named on the notice does not own, lease, or occupy the land.
